HOUSING SOCIAL RESPONSIBILITY OF THE GOVERNMENT

Advocate S Selvakumar|Property advocates in Bangalore|Property lawyers in Bangalore

Housing is one in all the essential basic desires for a peaceful living that remains remaining a far off dream for the individuals of Bangalore. On one facet the population of town is growing quick that has already crossed one large integer mark. As such this drawback has to be self-addressed on a war footing by the Government Agencies to give reasonable housing and therefore forestall haphazard growth of the town.

But the most government agencies coping with housing issues i.e., the Bangalore Development Authority (BDA) and therefore the Karnataka Housing Board (KHB) don't seem to be taking any positive steps to unravel this drawback since a protracted time. This has provided ample opportunities to a number of the unscrupulous developers who are forming illegal layouts and cheating the general public of their hard-earned cash. This has any result in the haphazard, unplanned growth of town while not correct basic amenities like correct roads, parks, schools, etc., the govt should take rigorous steps to curb this menace in real time before matters goes out of management.

The BDA should take immediate steps to make new layouts with provision for basic amenities to satisfy the growing desires of housing. this follow of merely forming the layouts while not providing civic amenities and creating the allottees to attend for many years for facilities is also discontinued . Further, it is advised that correct rules / pointers should be framed for development of non-public layouts in conformity with the BDA layouts. Special attention is required in providing necessary infrastructure whereas forming the layouts itself keeping in read the development of the areas in the next twenty years. excluding this the BDA can also take initiative in developing fully fledged townships on the outskirts with civic amenities and higher road and rail property. This may ease the congestion / pressure on the infrastructure within the central business areas. Further, the KHB should take up comes to construct homes with sensible coming up with and quality. At the moment most of the flats created by them are remaining unsold thanks to high worth. On the opposite hand it's advised they need to construct reasonable flats / homes to cater to the requirements of the middleclass, lower financial gain cluster and economically weaker sections of society.

The housing desires of the individuals can't be absolutely met by the govt agencies like BDA/KHB alone. Hence, the role of the personal property developers can't be unnoticed. It might be truthful and conjointly necessary within the gift scenario if the govt encourages personal property developers to make layouts. But, it might be higher if the govt introduces the only window clearance system for approval of layouts fashioned by them to avoid supernumerary delay in granting approval avoiding functionary bottlenecks that end up in corruption. At an equivalent rigorous penalty is also inflicted on the property developers who violate building bye laws, alternative statutory rules and cheat the general public.
